Beaconsfield: 143-year-old castle-style estate will set a new suburb record

A historical Beaconsfield estate akin to a castle is set to blitz the suburb’s house price record after hitting the market last month.

The 180 Holm Park Rd property, known as Holm Park Estate, was built in 1879 by local financier George Ramsden and is recognised by the National Trust of Victoria as having significance to Victoria.

The Italianate mansion stretches across two titles on a sprawling 16.19ha, including five bedrooms, three bathrooms, a pool, a grass tennis court, stables and established gardens.

According to historical documents, Mr Ramsden and his father, Samuel, were prominent industrialists throughout the 19th century and well respected throughout Melbourne.

The sprawling property was later acquired by the Armytage family, another prominent family, who also owned the famous Como House in South Yarra.

They used Holm Park Estate as “a country retreat and often opened up the property for weddings and scout camps”, the listing states.

And with its $11m-$12m price tag, the property is poised to set a benchmark for the outer southeast Melbourne suburb.

Property records show Beaconsfield’s current sale record was set by 12 Connassidy Close, which sold for $2.1m in 2021.

And while it is likely other off-market deals have surpassed this price, Peake Real Estate director Sarah James said no other property came close to Holm Park Estate.

“There are a few older circa (1800s) homes that we have sold that are of this significance,” Ms James said.

“And the rarity of it for the area – it’s one of its kind.”

She said the home offered endless potential – from a family property to an exotic short-stay rental or reception centre.

“I think (the buyer will be) someone with a passion, an eye that can bring it back to its former glory,” she said.

“Someone could turn it into a Como House or a Rippon Lea Estate a property that warrants people coming up and looking at it or enjoying it.”

Co-selling agent Syarif Machfud said potential buyers would be awe-struck by the home’s elegance and history.

“It’s really just the grandeur of it, walking through the home you get a real sense of what might have been in the past,” Mr Machfud said.

“For instance, it’s still got the servant bells and servant quarters.”

Inside, intricate details of a bygone era remain, including ornate cornices, 4m-high ceilings, grand archways and chandeliers.

On the ground floor formal and informal living, dining and kitchen areas, a billiards or rumpus room, an office, two bedrooms, a bathroom and a laundry offer endless space for entertaining guests.

The first floor offers a spacious 4m by 7m master suite with ensuite, walk-in wardrobe and balcony.

Two additional rooms are also found on this level.

A parapet offers views of the gardens and land nearby, while the pool is guarded by grand statues.

Mr Machfud said while the property had only been on the market for a few weeks, its significance had already attracted interest from local and interstate buyers.
